中原地產 - 侯惠良經理表示，由於按息率大幅回落，買家入市信心增強，沙田欣廷軒最近成交了一宗買賣。單位建築面積549平方呎，實用面積414平方呎，2房間隔，叫價約$650萬。放盤數天內，議價後以$616萬獲承接，實用面積平均呎價$14,879。

新買家為上車客，認為單位價錢合理且間隔合用，因此即刻承接了該單位。據了解，原業主於2000年以約$179萬購入該單位，持有約25年。是次轉手，賬面獲利約$437萬，期內升值約244%。
