中原地產-陳廸豪經理表示，成交單位為沙田愉翠苑A座高層04室，單位實用面積650平方呎，建築面積825平方呎，3房間隔，開價$650萬，議價後以居二市場價$618萬成交，實用面積平均呎價$9,508。

陳廸豪表示，新買家為上車客，見上址間隔合用，少有放盤，即承接單位自用。原業主於2002年以$170萬買入單位，持貨約23年，帳面獲利$448萬，升值約264%。
