世紀21奇豐物業 - 吳元利經理表示，該行新近促成沙田愉翠苑成交，單位為愉欣閣（B座）中層06室，實用面積650平方呎，3房（1套）間隔，座向東南望內園景。單位原叫價為$630萬，放盤7個月，最終減價$42萬至$588萬（居二市場價）成交，實用面積呎價為$9046。

據了解，原業主於2007年5月以$165.53萬（未補地價）購入上址，持貨18年至今將單位沽售，賬面大幅獲利$422.47萬，單位期內升值2.5倍。
