世紀21奇豐物業 - 袁麗詩經理表示，該行新近促成沙田愉田苑愉悅閣（F座）高層01室成交，單位實用面積548平方呎，屬3房1廳間隔，座向西北，望市景。單位放盤約一個半月，原叫價$438萬，最終減價$46萬，以居二市場價$392萬成交，減幅約10.5%，折合實用呎價約$7,153。

資料顯示，原業主於1982年11月以$21.41萬（未補地價）一手購入，持貨逾42年，是次轉手帳面獲利約$370.59萬，單位期內升值約17.3倍。
