屯門海翠花園5座低層2房戶租客以$1.57萬「即睇即租」

祥益地產 - 邱家邦董事表示，海翠花園位於輕鐵屯門碼頭站的上蓋，是一個公共運輸交匯處，購物或前往市區工作都非常便利。最近該分行促成了一宗「即睇即租」的租賃成交案例。

邱家邦透露，成交的單位為5座低層D室，實用面積609平方呎，配置為兩房一廳。租客是外區客戶，主要因為喜愛屋苑靠近親友居所，方便往返及照應，加上單位格局合理，業主更提供$800的議價空間，最終租客以$1.57萬「即睇即租」，實用面積計算的呎租約為$25.8。

根據邱家邦的進一步說明，如果以同類型單位的銀行估值約$440萬來計算，該單位的租金回報率高達4.3厘。
