祥益地產高級分行經理表示，屯門居屋新圍苑四周環境恬靜，周邊的社區配套齊全，加上良景廣場及街市近在咫尺，能滿足住戶日常生活所需。日前分行錄得一宗新圍苑「即睇即租」的租賃成交個案，該單位的租金回報率高達4.4厘。

成交單位為B座中層10室，實用面積401呎，兩房一廳。租客為內地家長，主要鍾情該屋苑鄰近小朋友上學地點，節省來往中港兩地的交通時間。而且單位內附新裝連大部分傢電，攜包即可入住。租客遂決定以月租$1.1萬「即睇即租」並預繳一年租金，以實用面積計算呎租為$27.4。

如以同類型單位銀行估值約$302萬作計算，該單位的租金回報率高達4.4厘。
