屯門叠茵庭9座中層1房戶租客預繳11個月租金涉資$13.75萬

祥益地產 - 古文彬經理表示，日前促成一宗屯門叠茵庭之租賃成交個案，是次租客為內地生，該單位的租金回報率高達3.8厘。

古文彬稱，上述所錄成交單位為9座中層A室，實用面積381平方呎，日前獲內地生承租。租客鍾情單位附設企理裝修連傢電，加上客廳及房間均擁開揚景觀，而且屋苑毗鄰嶺南大學，可步行回校，遂決定以月租$1.25萬並一次過預繳11個月租金，合共涉資$13.75萬承租單位，平均呎租為$32.8。

古文彬補充，若以同類型單位現時的銀行估值價約$396萬作計算，該單位的租金回報率高達3.8厘。
