屯門叠茵庭9座中層1房戶 租客預繳11個月租金 涉資$13.75萬

祥益地產 - 古文彬經理表示,日前促成一宗屯門叠茵庭之租賃成交個案,是次租客為內地生,該單位的租金回報率高達3.8厘。

古文彬稱,上述所錄成交單位為9座中層A室,實用面積381平方呎,日前獲內地生承租。租客鍾情單位附設企理裝修連傢電,加上客廳及房間均擁開揚景觀,而且屋苑毗鄰嶺南大學,可步行回校,遂決定以月租$1.25萬並一次過預繳11個月租金,合共涉資$13.75萬承租單位,平均呎租為$32.8。

古文彬補充,若以同類型單位現時的銀行估值價約$396萬作計算,該單位的租金回報率高達3.8厘。
