祥益地產 - 高級分行經理龍超君表示，日前錄得一宗屯門居屋兆安苑的成交個案，該單位由區內換樓客購入。原業主於2012年以約$210萬（自由市場價）購入該單位，此次轉手帳面獲利約$115.8萬。

龍氏稱，成交單位為K座低層3室，實用面積563平方呎，設有兩房兩廳。買家原住所空間不足，決定「由細換大」，對該單位內籠寬敞及實用性表示鍾情，可靈活擺放傢電。由於買家熟悉區內環境，並不需要重新適應，加上評價該區交通配套完善，考慮到原業主在議價中有累減$24.2萬，買家遂決定以$325.8萬（自由市場價）購入此單位作為自住之用。以實用面積計算，平均呎價為$5787。
