中原地產沙田第一城分區營業經理侯惠良表示，成交單位為大圍美松苑D座中層05室，單位實用面積401平方呎，建築面積516平方呎，2房間隔，開價約$360萬，日前議價後以居二市場價$310萬易手，實用面積平均呎價$7,731。

據了解，新買家為用家，見單位價錢合理，間隔合用，即購入單位自用。原業主於1996年以$90萬購入單位，持貨約28年，是次沽出單位賬面獲利約$220萬離場，單位升值約244%。
