中原地產上水龍豐分行副區域營業經理賴作智表示，日前促成上水翠麗花園1座高層F室，實用面積481平方呎，建築面積546平方呎，2房間隔，叫價約$280萬，日前議價後以居二市場價$260萬易手，實用面積平均呎價$5,405。

中原賴作智指，新買家為外區客，將原有公屋交回換取居二資格入市，見單位價錢合理，有企理裝修，於睇樓時即議價入市單位作自住之用。據了解，原業主則於1989年以$30.8萬購入上址，持貨35年，是次沽出單位獲利約$229.2萬離場，期內升值約7.4倍。
