田北辰擬出售G2000粉嶺全幢貨倉傳加拿大基金4億洽購

市場消息指，粉嶺縱橫二千貨倉大廈正在進行全幢洽購程序。該物業現時由G2000集團主席田北辰持有，市值約4億元。

縱橫二千貨倉大廈位於粉嶺安樂門街5號，屬粉嶺工業區地段，佔地約36,414平方呎，共五層高，總樓面面積約123,591平方呎，屬貨倉用途。集團主席田北辰於早年購入此物業，原本為旗下時裝品牌G2000集團的貨倉，因應業務的調整， G2000去年開始撤出貨倉，並重新放租，同時也開始招標尋求買家。

據消息人士透露，一個包括加拿大基金在內的財團近日正積極洽購該物業，並指雙方已達成初步協議，涉及資金約4億元，呎價約3,236元，預計物業的回報率約為4.8厘。該加拿大基金此前在香港已有樓市投資經驗，包括尖沙咀的銀座式商廈等。此外，有指該物業短期內可能會租予一企業，月租約160萬元。
