田北辰擬出售G2000粉嶺全幢貨倉 傳加拿大基金4億洽購

市場消息指,粉嶺縱橫二千貨倉大廈正在進行全幢洽購程序。該物業現時由G2000集團主席田北辰持有,市值約4億元。

縱橫二千貨倉大廈位於粉嶺安樂門街5號,屬粉嶺工業區地段,佔地約36,414平方呎,共五層高,總樓面面積約123,591平方呎,屬貨倉用途。集團主席田北辰於早年購入此物業,原本為旗下時裝品牌G2000集團的貨倉,因應業務的調整, G2000去年開始撤出貨倉,並重新放租,同時也開始招標尋求買家。

據消息人士透露,一個包括加拿大基金在內的財團近日正積極洽購該物業,並指雙方已達成初步協議,涉及資金約4億元,呎價約3,236元,預計物業的回報率約為4.8厘。該加拿大基金此前在香港已有樓市投資經驗,包括尖沙咀的銀座式商廈等。此外,有指該物業短期內可能會租予一企業,月租約160萬元。
