祥益地產區域董事表示，日前分行錄得一宗屯門御海灣租賃成交個案，租客為內地家長，該單位的租金回報率為2.4厘。

成交單位為1座中層F室，實用面積449呎，兩房一廳。日前獲內地家長以月租$1.7萬租入，平均呎租為$37.9。租客鍾情單位雅緻裝修及傢電齊全，毋需大量添置即可入住，廳房景觀可望開揚全海景，相當優質。加上屋苑鄰近子女所獲派的屯門學校也是考慮因素，業主亦願意減租$1000，租客遂拍板承租單位。

如以業主於2021年以約$849.2萬的購入價計算，該單位的租金回報率為2.4厘。
