祥益地產區域董事黃慶德表示，成交單位為屯門居屋翠寧花園5座低層D室，實用面積592平方呎，3房，日前獲區內首置客垂青。該買家為綠表客，鍾情單位間隔四正，可靈活擺放傢俱，加上原業主擴大議幅，累積減價22萬，而且新買家參考市場消息，未補地價的二手市場居屋和綠置居單位放寬按揭限制，考慮到新措施會導致居二市場樓價調整，遂便決定加快步伐，以$318萬(居二市場價)「即睇即買」上址作自住之用，實用面積平均呎價為$5,372。
