祥益地產 - 邱家邦董事表示,屯門區具備未來基建概念,升值潛力備受關注。分行日前促成屯門居屋兆禧苑一宗成交,單位短時間內成功易手,並錄得可觀回報。

成交單位為兆禧苑A座低層5室,實用面積363呎,新買家為區內客,熟悉地段及配套,見業主開價低於市價,決定全數付款以$256萬(自由市場價)購入,實用呎價約$7,052。單位放盤不足24小時即獲承接。

資料顯示,原業主於2014年以約$221.5萬購入單位,持貨約10年,是次轉手帳面獲利約$34.5萬。據悉,單位市值月租約$9,800,租金回報率可達4.6厘。
