祥益地產 - 邱家邦董事表示，屯門區具備未來基建概念，升值潛力備受關注。分行日前促成屯門居屋兆禧苑一宗成交，單位短時間內成功易手，並錄得可觀回報。

成交單位為兆禧苑A座低層5室，實用面積363呎，新買家為區內客，熟悉地段及配套，見業主開價低於市價，決定全數付款以$256萬（自由市場價）購入，實用呎價約$7,052。單位放盤不足24小時即獲承接。

資料顯示，原業主於2014年以約$221.5萬購入單位，持貨約10年，是次轉手帳面獲利約$34.5萬。據悉，單位市值月租約$9,800，租金回報率可達4.6厘。
