中原地產大埔中心高級分區營業經理黃達雄表示，大埔居屋宏福苑最新錄E座(宏泰閣)中層04室，單位實用面積447平方呎，建築面積538平方呎，2房間隔，叫價約$370萬，議價後以自由市場價$355萬沽出，實用面積平均呎價約$7,942。

據了解，新買家為上車客，見單位價錢合理，即決定購入單位作自住之用。據了解，原業主於2015年以$390萬購入單位，持貨9年，是次易手賬面蝕讓約$35萬，單位期內貶值約9%。
